We market your property and work hard to find you a quality tenant. We expect to have at least one offer for you at or above the agreed marketing figure within 20 working days. Once you accept an offer your property is then 'Let Agreed', subject only to tenant credit checking and referencing, and signing of contracts.
If we don't manage to let your property in 20 working days, then from day 21 until we obtain an acceptable offer we'll deduct the equivalent daily rent from our Tenant Finding fee, putting you in the same position as if the rent was already being paid. If we let your property within the 20 day guarantee period you simply pay our normal Tenant Finding fee.

Property requirements.
So that we can maintain our own high standards and unrivalled reputation we will only accept properties which meet the following criteria. Your property must:
- Be vacant and ready to let.
- Be clean, tidy and well-presented.
- Be neutrally decorated.
- Have a modern heating system and double-glazing.
